When you need a certificate

Selling, leasing, or a notice from council

If you are selling a property with a swimming pool or spa in NSW, the contract for sale must have a certificate of compliance attached, or a certificate of non-compliance, or a relevant occupation certificate together with the certificate of registration. Without one, the contract may be incomplete and the buyer may be able to walk away from it.

If you are leasing, a valid certificate of compliance has to be in place before the tenancy starts. A certificate of non-compliance will not do for a rental.

And if council has issued you a notice about your pool barrier, you will need an inspection to sort out what has to change and to get the certificate once it does.

A certificate of compliance is valid for three years from the date it is issued, so it is worth checking what you already hold before you list the property.

How it works

Get in touch

Call, SMS or email with the address of the pool, the owner's name and contact details, and when you need the swimming pool inspection carried out. I'll come back to you with a time and send written confirmation, in accordance with the Swimming Pools Act 1992 and the Swimming Pools Regulation 2018.

The inspection

I attend the property and inspect the pool barrier, gates, latching, climbable objects and surrounds against AS1926.1‑2012 including the NSW variations, which is the standard that applies to pool barrier assessment in this state.

Your certificate

If the pool barrier complies, I issue your certificate of compliance and record it on the NSW Swimming Pool Register. If it doesn't, you get a clear written list of exactly what needs fixing, and I'll come back and re‑inspect once it's done.

Why me

A bit about my background

Every registered swimming pool inspector works under the same Act, the same Regulation and the same code of conduct, and assesses your pool against the same standard. Whoever you engage, that is the framework they work within.

My own background is in building. I have held a NSW builder's licence for over 30 years and worked in residential construction that whole time, which is simply the perspective I bring to a barrier alongside the inspection itself.

I attend every inspection personally, and if something doesn't comply you get a clear written list of the items, with the standard they relate to.
